Understanding Notary Services

What Does a Notary Public Actually Do?

A notary public is a state-commissioned official who serves as an impartial witness to the signing of important documents. Their job is to verify the identity of signers, confirm they are acting voluntarily, and affix an official seal — making the document legally recognized.

In South Carolina, notaries are commissioned by the Secretary of State and authorized to perform acknowledgments, jurats, oaths and affirmations, and — since 2022 — Remote Online Notarizations (RON).

A mobile notary brings this service directly to you — at your home, office, hospital, or any agreed location — removing the burden of traveling when time and stress are already high.

Loan Signing Agents (LSAs) are notaries who specialize in mortgage documents. They are trained to walk borrowers through the full closing package and are often required by title companies and lenders.

When You Need a Notary

Common Situations That Require Notarization

Notarization is required more often than people realize. Here are the most frequent situations where South Carolinians need a notary — often on short notice.

🏠

Real Estate Closings

Buying, selling, or refinancing a home involves dozens of notarized documents. A loan signing agent ensures your closing goes smoothly — at a time and place that works for you.

⚖️

Legal & Estate Documents

Powers of attorney, wills, trusts, and advance healthcare directives require notarization to be legally valid. We come to your attorney's office, your home, or the hospital.

🏥

Hospital & Hospice Visits

When a family member is ill or in a care facility, time is critical. Mobile notaries are available for urgent POA and advance directive signings at medical facilities.

🚗

Vehicle Transfers

South Carolina title transfers, bills of sale, and duplicate title applications often require notarized signatures through the SC DMV process.

✈️

Travel & Immigration

Child travel consent letters, parental authorization forms, immigration affidavits, and translated document certifications are all common notary requests for international travel.

💼

Business Documents

LLC formations, contractor agreements, NDAs, and partnership documents often require notarized signatures, especially for out-of-state parties and lender requirements.

🎓

Education & Homeschool

South Carolina homeschool affidavits, enrollment verifications, and student travel permission slips may require notarization depending on your homeschool association.

🌐

Apostille Services

Documents intended for use in foreign countries often require an apostille through the SC Secretary of State. A notary handles the initial notarization step in that process.

The Process

How Mobile Notary Works

Getting a document notarized doesn't have to be a trip across town. Here's what to expect when you book a mobile notary in South Carolina.

01

Find Your Notary

Search our directory by county. Filter by loan signing, RON capability, or mobile availability to find the right fit for your document.

02

Schedule & Confirm

Book directly with your notary at a time and location that works for you — home, office, hospital, coffee shop, or via video for RON.

03

Prepare Your Documents

Have your unsigned documents ready and bring a valid, government-issued photo ID. Do not sign before the notary arrives — this voids the notarization.

04

Sign & Seal

The notary verifies your identity, witnesses the signing, and affixes their official SC notary seal. Your document is now legally notarized.

RON is ideal for clients who are traveling, relocating, managing out-of-state property, or simply prefer the convenience of handling important paperwork from home.

🔐

Legally Valid in SC

RON documents carry the same legal weight as in-person notarizations under SC Code § 26-2-5.

📹

Secure Video Platform

Sessions are conducted on approved platforms with identity verification, audio-video recording, and tamper-evident seals.

⏱️

Fast & Flexible Scheduling

Many RON-certified notaries offer same-day and evening appointments with no travel time built into the fee.

What You'll Need for RON

  • A computer, tablet, or phone with camera & mic
  • Valid government-issued photo ID
  • The document(s) you need notarized (digital)
  • An email address for document delivery
  • A stable internet connection
  • Knowledge-based authentication (KBA) questions may be required

Common Questions

Frequently Asked Questions

Everything you need to know before booking a mobile notary in South Carolina.

How much does a mobile notary cost in South Carolina?
South Carolina caps the notary fee at $5 per notarized signature. However, mobile notaries charge additional travel fees, typically $25–$75 depending on distance. Loan signing agents handling full mortgage packages usually charge $75–$200+ per signing. Always confirm the total fee upfront.
What ID do I need to bring for notarization?
You must present a current, government-issued photo ID — a driver's license, state ID, U.S. passport, or military ID. The name on your ID must match the name on the document being notarized. Expired IDs are not accepted.
Can I sign the document before the notary arrives?
No. You must sign in the presence of the notary. If you sign beforehand, the notary cannot complete the notarization and you may need to obtain a new, unsigned copy of the document.
What is the difference between a notary and a loan signing agent?
All loan signing agents are notaries, but not all notaries are loan signing agents. A loan signing agent has specialized training in mortgage closing packages and knows how to guide borrowers through the full set of loan documents. Title companies and lenders often require a certified and background-screened LSA for closings.
Is Remote Online Notarization (RON) legal in South Carolina?
Yes. South Carolina authorized RON in 2022 under the Revised Uniform Law on Notarial Acts. RON documents are fully legally valid in SC. The notary must use an approved platform, and the session is recorded and stored. Some lenders or document recipients may still require in-person notarization — check with the receiving party first.
Can a notary in one SC county notarize documents for use in another county?
Yes. An SC-commissioned notary can perform notarizations anywhere within the state of South Carolina, regardless of which county they reside in. Their commission is statewide.
How do I list my notary services on this directory?
Scroll up to the "List Your Notary Services" section and complete the free submission form. Listings are reviewed and published within 1–2 business days. This directory is free for all SC-commissioned notaries.
